Competition for renovation of industrial zone of Badel Block. Competition took place in Zagreb, Croatia
It was first profesional architectural competition where I participate. I work in a team of four people - Alexei Kuzmin, Daria Patlai, Andrew Shevchenko and Igor Kalenskii. Our work compete with another 260 from 40 countries all over the world.
Aim of competition: Badel Block is post industrial zone in the central part of Zagreb. At the beginning of XX century here was located successful wine manufacture, but soon after it change it's position this zone turn into abandoned
storehouse zone. Main ami of competition was to collect ideas of renovation this zone into new public space. Also all historical buildings located here should be saved.
Our idea: New concept will emphasize the existing historical building and create special industrial spirit in the new city block with developing synergy of work, leisure and culture. New planned program should encourage people to go here and to return this area back to life at the new level.
Our proposition for Badel block redevelopment creating of theme industrial park with functions of modern city square and appearance of industrial area. We shouldn't forget previous function of this territory, but use this knowledge to create new program for this area. Whole block, appearing as industrial-based installation, will educate public about the history of the vinery manufacture and rich working past of the former industrial area. The design of new buildings intended to stand alongside historic buildings needs very careful consideration. To integrate new buildings into historic area of Arco's manufacture we use fundamental architectural principles of scale, height, massing, alignment, and appropriate materials use. These principles allows creating modern architecture which works together with existing buildings for creating new quality center of public life, which will be a landmark of Zagreb city, where history meets nowadays.
Badel block will represent unity of commercial area and social space: cultural and leisure facilities, sport facilities, shopping, business center and hotel. Badel block will give place for city life like fairs, carnivals, concerts and open-air cinema. Also new square provide social functions for people who live and work near square – offices, restaurants, shops, entertainment, sport facilities and meeting places – people are provided with everything for new quality of life.
With renovation program Badel block should become similar to other historically formed blocks with closed building method. On the South West new buildings will partially restore contour of the block, similar to neighborhood by disposition and height of new buildings. At the East we want to create green zone, corresponding to park at the other side of open-air marketplace.
Redevelopment program define two zones inside the block. First zone – loud public zone with entertaining center, business center and cultural center buildings which form public plaza between them. With a promenade, which go through the plaza, this zone connected to Green zone – more quiet zone, where situated Hotel building with pedestrian arcade and cafeterias, around park.
Public center consist of five blocks and enclosed shopping street behind them. Each have its function and represent synergy of shopping, leisure and culture facilities. Old vinery act as a center dominant, with cultural functions – exhibition gallery on ground floor, lending library at second floor and gathering space at third floor. Other blocks contain at first floor rental area for shops and cafeterias, bowling and 3-floor height climbing zone with a view at old vinery back facade. At the second floor located shopping street, cinema zone with 4 halls with cafeteria and children playground near east entrance. Third floor provide rental space for shops, billiard club and Badel block observation terrace exit. Entrances to Public center provided between blocks to atriums, which runs through the building. Also additional entrances provided at traffic routes – from Derenchina street, which lead through enclosed shopping street to the east entrance near park zone.
Public center through aerial passage linked to block B, where located sport facilities and business center. First floor occupied by rental area for shops and office lobby. At the second floor situated rollerblading hall and aerial bridge café. At the third floor located second level café with overview to rollerblading hall and Fourth floor occupied by restaurants. Fifth floor occupied by sports hall with café zone. From the 5th to 12 floor located office spaces, which accessible from the lobby at the first floor.
Block C - new Goriza building contains cultural spaces – exhibition galleries, meeting halls and entrance to restaurant, at the 4 floor, which connected to Block B.
Public plaza in the middle of the block formed by amphitheatre curve. It visually divide plaza into promenade, event zone and two additional zones for events. Also main plaza provided with spray fountain, which will create special atmosphere there. In the pass between buildings at the South provided place for scene construction if needed.
At the North East located Hotel building with underground parking. It form closed courtyard for existing housing at its' back. At the first floor located hotel lobby and administration, second floor occupied by restaurant and hotel facilities. From the 3d floor located rooms. At the second floor Hotel building connected with terrace to Public center.
Traffic. Badel block situated near big transport hub of Kvaternikov trg, so lots of people go there at mornings and evenings. We provided wide promenade through new block, which lead to Kvaternikov trg., other public spaces situated aside of promenade. Also people can go through passage in Public center, where located different shops. Another ways to the public plaza opens from the corner of Martisha and Subisha street and from the Vlaska street to Green zone.
Parking. For visitors of Badel Block parking provided at the South-West of the quarter. 3 level parking has enters from Derenchina and Martica street, where now are formed parking. Another parking provided for hotel visitors in the underground with enters at Subica street and Vlaska street. Also inside the Badel block provided numeric parkings for bikes and seagways at the quarter entrances and near building entrances.New badel block will give place not only for pedestrian traffic but to cycling and seagway traffic.
Social sustainability is attacking social divisions of race, religion and economic prosperity. So we think about overcoming segregational processes by robust design solutions. At the first phase we would create mixed use development. This will ensure territory from formation such unhealthy urban issues as bad daily activity, that in future may cause increased criminal activity. Mixed use complex will be the central point in the city for all categories of local society. There will be offices for business activity, leisure facilities for recreational purposes, cultural centres for education, hotel for business-assignments and tourist activity, central plaza with amphitheatre for local community activities. And all visitors from these places of individual interest would communicate and interact in special public zones at the central inner courtyard of Badel Block, at cafes, restaurants and transit zones. This will facilitate interpersonal communication and cultural exchange between diverse social groups. Through this complex process we will achieve social sustainability.
Ecological Sustainability.
We would use only natural and modern materials, what can be delivered from local factories. Also new facade technologies (suspended terracotta facade panels over insulation layer ) give us possibility reach good index of thermal proof in fencing constructions by minimal effort. We used active sun shading systems for protecting inner environment from overheating during the summer season in office building, either we used flying carpet type of roof for protecting buildings of leisure and retail centre from overheating. And this roof is cantilevered enough for protecting of lower levels. Compact scheme of buildings and big width allows us get more energy efficient spaces. For increasing prestige and ecological sustainability of competition area we created park with enough green area relevant to adjacent park in south. Also we provide light landscaping of inner courtyard for better appearance, increasing area of green plantings, and creating benches for rest.
Economical sustainability.
Economical sustainability basically is based in urban, social and ecological sustainability. Because it would emphasize prestige of territory, and this will enhance price of land in competition area and in adjacent neighborhoods. Also it will push up level of life. We tried to find balance between intelligent build up of area and efficiency of useful square meters, enough to attract good investment in former industrial area for a robust revitalization. We use more traditional and simple and in the same time expressive "architectural language" for better economy during costly building construction process. Structural scheme allows easy modifications of inner space for different needs during long term exploitation of block's building.
